Cities across the country are beginning to allow and in many cases encourage accessory dwelling units. There are a few basic considerations necessary before we get started. The first site consideration is whether there is adequate room on the property. We'll help you to determine the specific local requirements based on your actual site.
Site Dimensions
In order to install a Sideflats unit, we'll typically need a minimum clear area in the side or back yard of 25 x 30 feet for a studio, and 25 x 45 feet for a full one bedroom unit. Some cities require smaller or larger setbacks from property lines, though this is a reasonable fit-test. When city limitations don't allow you enough space, there are often avenues to obtain a variance or permission for a special condition, so if it looks like you might have enough room, we'll handle the next level of evaluation.
Zoning & Codes
Increasingly, cities are making allowances for Accessory Dwelling Units (ADUs). Many jurisdictions now require that accessory dwellings be allowed, subject to certain limitations. The entire State of California, and the majority of Oregon and Washington have legislation supportive of ADUs. When limitations prevent installation of an ADU, a detached addition is usually an option though may limit how your Sideflat can be used. We'll help you to determine what is allowed on your site.
